New construction gives us a focused place to start: a buyer, a builder and a specific home. Some builders already welcome buyers without an agent. KB Home, for example, explicitly says an agent is not required to buy one of its homes.
Direct does not mean simple. There is still a seller, a contract, financing, construction and a set of obligations that can last long after closing.
Good help should be judged by the work.
The useful work is concrete: explain the paperwork, compare costs, identify unanswered questions and prepare a negotiation. Buyers should be able to see that work and the evidence behind it.
Agent compensation is a cost and incentive worth understanding. California’s DRE says compensation is negotiable and licensed agents owe fiduciary duties to clients. A capable agent can add value. You should still understand the services and obligations in any agreement you sign.
If you already signed a representation agreement, proceeding independently may not end your payment obligation. Check the agreement and get qualified advice before changing course.
