Settle helps you prepare for an independent new-build purchase. Here is what our AI assistants, buyer guides and planning tools can do, where they stop, and what to check before acting.
Your team is AI.
Nora, Finn, Clara, Sol, Beau, Hazel, Scout and Max are fictional characters for AI software features. They are not people, licensed professionals or a human review team. Their names, portraits and roles help you choose a focus for your question.
Responses and working briefs are generated by AI. Settle does not provide a human professional’s approval of each answer. AI can misunderstand a question, misread a document, miss context or produce incorrect information, even when it sounds certain.
Check the original.
Document answers use selected passages retrieved from the home or file you choose. They do not establish that every page was reviewed, every issue was found or a term is absent from the complete agreement. Scans, handwriting, tables and unreadable pages can limit what the system extracts.
A citation helps you find a source; it does not guarantee that the answer correctly explains it. Read the cited page and the surrounding provisions. Confirm important figures, dates and obligations against the complete, current documents before signing, paying or relying on an answer.
You lead the transaction.
Settle provides educational information and preparation tools. It is not a real estate brokerage, law firm, lender, inspection service or tax adviser. It does not provide legal, tax or financial advice or act as your agent, representative or fiduciary.
You decide what to upload, ask, save and communicate. Suggested questions and draft requests are for you to review and edit. Settle does not contact your builder or lender, submit offers, negotiate on your behalf, sign agreements or transfer money. It does not verify live market prices, comparable sales or a builder’s costs and margins, or guarantee savings or a result.
Buying without an agent does not automatically reduce the home price or entitle you to a commission refund. An existing buyer representation agreement may still create obligations. The builder is the seller, and buying directly does not remove the need to understand the contract and arrange appropriate help.
Bring in the right professional.
Ask a qualified professional in the relevant jurisdiction about contract enforceability, cancellation rights, deadlines you may miss, terms you may waive, tax treatment or financial suitability. Use an independent on-site inspector to assess physical condition. AI cannot inspect a home, verify a repair or certify compliance with building codes.
Confirm final closing amounts and payment instructions directly with your lender or closing professional. Independently verify wiring instructions using a known, trusted phone number. Do not use an AI answer to authorize a transfer.
Guides and examples have limits.
Our guides are general buyer education. Rules, builder policies and available programs vary by location and can change after the source-check date shown in an article. Check the current original source and your own agreement. A guide or checklist does not identify every requirement for your purchase.
Published builder examples and outside links illustrate a topic; they do not establish the terms of your home purchase or an endorsement or affiliation. Product screenshots marked as examples use sample data and are not customer testimonials or evidence of savings.
Budget and scenario tools produce estimates from the inputs and assumptions shown. They do not verify those inputs, quote a loan, determine eligibility or establish an authoritative cash-to-close amount. Review excluded costs and replace estimates with current written figures.
